Fix & Flip Financing

Fix & Flip Loans Up to 90% LTC

Explore fix and flip loans up to 90% LTC for eligible non-owner-occupied investment projects, with acquisition and rehab financing subject to underwriting.

Immediate answer

FundFastr’s fix-and-flip program may finance up to 90% of eligible project cost, with up to 100% of an approved rehab budget considered within overall loan limits. The final structure depends on current value, purchase price, scope, ARV, borrower, and underwriting.

Built around the project—not a generic checklist

A fix-and-flip loan should connect the acquisition, renovation plan, and exit. FundFastr reviews the property and the full project budget together, so you can discuss how eligible purchase and rehab costs fit the requested loan. Eligible projects may qualify for up to 90% loan-to-cost (LTC) and up to 100% of approved rehab costs, subject to the program’s maximum after-repair loan-to-value limit and underwriting. Those figures describe program ceilings, not guaranteed proceeds. A lower appraised value, unsupported budget, property condition, borrower profile, or project risk can change the final structure.

Three ways the financing is designed for operators

  • Tie acquisition and renovation into one project review instead of evaluating purchase price in isolation.
  • Consider financing for up to 100% of an approved rehab budget, released according to the agreed draw process and overall loan limits.
  • Review the business plan and expected sale or refinance exit alongside current value, ARV, timeline, and scope.

How it works

01 · Send the deal

Share the property address, purchase price or basis, current value, itemized renovation budget, expected ARV, requested amount, experience, entity, and planned exit.

02 · Review the structure

FundFastr reviews the cost, value, leverage, borrower, property eligibility, project scope, timeline, and supporting documents. The team identifies what is needed to produce a written proposal.

03 · Close and execute

If approved and accepted, complete due diligence, closing requirements, and the agreed funding and rehab-draw process. Keep invoices, photos, and inspection items organized for each draw request.

Loan parameter guide

Use this snapshot as a starting point for discussion. Actual eligibility, leverage, interest rate, term, fees, and funding schedule depend on the property and transaction.

  • $50,000–$3,000,000 published loan amount range
  • Up to 90% LTC for eligible projects
  • Up to 100% of an approved rehab budget within overall limits
  • Maximum ARLTV currently published at up to 75%
  • Interest rates currently start at 8.99%; this is an interest rate, not APR
  • Standard term is 12 months; 18 months may be considered case by case
  • Full recourse and entity borrower under the current working baseline

Build a credible budget and ARV

Separate the purchase price from the rehab scope. Use line items, realistic labor and material costs, contingency, and a practical schedule. Support the after-repair value with comparable sales that match the property’s location, size, layout, condition, and finish level. An optimistic ARV or a broad allowance without scope may not support the requested leverage. Explain any demolition, structural work, permits, or contractor dependencies that could affect timing.

Understand rehab funding and cash planning

The total loan commitment and the amount advanced at closing can differ when renovation funds are disbursed through draws. Ask which costs may be funded, what must be paid first, how inspections work, what documentation a draw requires, and how long reimbursement takes. Do not treat “up to 100% rehab” as payment of every project expense at closing. Lender fees, third-party closing costs, reserves, title charges, insurance, and other transaction expenses vary and are addressed in the deal-specific quote and closing documents.

Plan the exit before you start work

A clear exit helps keep acquisition, rehab, and term aligned. If you plan to sell, show how the schedule and target price fit local market evidence. If you plan to refinance into a rental loan, estimate the completed value, lease-up timeline, expected rent, and takeout requirements. FundFastr’s standard fix-and-flip baseline uses a 12-month term, with 18 months considered case by case. Confirm the term, extension options, payment structure, draw process, recourse, and any prepayment provisions in your written quote.

Atlanta Metro option

FundFastr also reviews a separate Metro Atlanta single-family fix-and-flip option that may fund up to 100% of eligible purchase and rehab costs. Its published structure is 1.5 points upfront, 1.5% monthly interest-only payments, a six-month balloon, and a six-month extension available for a 1-point fee. This is a different structure from the standard fix-and-flip starting interest rate above. Location and property eligibility are limited; confirm current terms before relying on this option.
