DSCR Loan Requirements: Rent, Credit, LTV, and Property
Prepare a DSCR loan request with rental income, PITIA, property value, credit information, and purchase or refinance details.
A DSCR loan review combines property cash flow with borrower credit, requested financing, property eligibility, and transaction details. A strong rent estimate alone does not determine approval.
Start with qualifying rent and PITIA
For the residential rental calculation used here, divide monthly qualifying rent by principal, interest, taxes, insurance, and association dues. For example, $2,500 rent divided by $2,000 PITIA is 1.25x. The program determines which lease or appraisal rent evidence applies.
Credit and loan-to-value
FundFastr’s published standard DSCR snapshot lists a 640 minimum credit score and up to 85% LTV. These are program parameters, not an approval promise. Available financing depends on the borrower, property, transaction, and current underwriting requirements.
Purchase versus refinance
- Purchase: provide the contract, price, property details, and expected rent
- Refinance: provide current debt, value, ownership history, and rental information
- Cash-out: identify the requested proceeds and business purpose
- All structures: confirm taxes, insurance, association dues, and available liquidity
