Commercial Loan Checklist: What to Prepare

Organize income, leases, property details, sponsor information, and financing objectives for a commercial loan review.

Immediate answer

A commercial financing package should explain the property’s income and condition, the sponsor’s ability to execute, and how the proposed loan will be repaid.

Property and income

  • Property address, type, unit count, and occupancy
  • Current rent roll and relevant leases
  • Operating statements with income and expenses
  • Current NOI and support for any projected improvement
  • Purchase contract or existing loan information

Sponsor and business plan

  • Ownership entity and principals
  • Relevant completed projects and operating experience
  • Liquidity and net worth information requested by the program
  • Renovation or repositioning budget, if applicable
  • Requested loan amount, term, and repayment plan

Separate actual results from projections

Present current operations separately from stabilized assumptions. Explain vacancy, concessions, deferred maintenance, and the timing and cost of proposed improvements. Supported assumptions make the financing discussion more useful.

Review the proposed structure

Discuss interest-only or amortizing payments, recourse, reserves, prepayment terms, and closing requirements. Availability and final terms depend on the program and underwriting.
